HARTFORD CALL CENTER

HARTFORD CALL CENTER

The project is a 2-phase, 100,000 square foot in-coming call center, which services the Hartford's Insurance Account with AARP. Tapp Development completed Phase I in July 1998 and Phase II in Spring 2002.

The Oklahoma City facility accommodates over 800 computer workstations. Thedesign includes a UPS System, computer data and communications center, and an emergency generator capacity for the entire complex. Additionally, the facility includes support offices, a conference and training center, employee lunchroom, and loading dock. Finally, cable distribution is handled by a Walker Duct System.

ASSURANT CALL CENTER

The Assurant Group Call Center in Lawton, Oklahoma is an inbound customer service and credit card activation center and is one of Assurant's largest facilities with approximately 275 seats.

The buildings design includes concrete tilt-up construction and 36,020 S.F. An 8/1000 parking ratio is planned for the facility and the building will feature a raised access floor in the technology center for cable distribution, break room facilities and an asymmetrical entryway for a high-tech look.

AMERICAN CANCER SOCIETY

American Cancer Society (ACS) chose to locate its share services/aggregate donations processing center at Silver Springs in Oklahoma City. Given its corporate mission and non-profit status, ACS desired a facility that was economical, aesthetically pleasing, flexible, and expandable for future needs. Consequently, they selected Tapp Prototype Series #30/50.

This is a 45,000 s.f. building constructed with a concrete tilt-up exterior and attractively landscaped. The property features a 5/1000 parking ratio and comes complete with break room facilities, shipping/receiving docks and outdoor patio areas.

When Sprint chose to expand its customer support operations they chose Oklahoma City because of the availability of a high-quality labor force. Sprint PCS chose The Silver Springs mixed-use commercial development because of the commitment and experience of the entire Tapp Call Center Development Team.

Customer Service employees at the Sprint PCS facility have technical knowledge of the Sprint PCS digital phone systems and answer incoming client calls about the product. This facility employs approximately 1300 trained employees and has an economic impact of $39 million on the City's economy.

The 90,000 s.f. project represents a complete real estate development project. The Tapp Development Team was responsible for coordinating base building and interior architecture, construction/permanent financing, leasing and management of the property.

This project was completed in a fast-track schedule; base building construction was completed in 90 days and all tenant improvements were completed in a second 90 days.

ASSURANT GROUP - Kingston, Ontario

After the successful delivery of its contact center in Lawton, Oklahoma, the Assurant Group chose the Tapp Development Team for a second project in Kingston, Ontario, Canada. Tapp Development's call center group assisted this client from the conceptual phases of the project and was instrumental in all aspects of the development process.

The 44,055 s.f. facility is located on a 9.5-acre site within Kingston's Cataraqui Industrial Park and is characterized by a split-faced block exterior, state-of-the-art raised flooring and flexible interior wall systems. The center will house a portion of the Assurant Group's specialty property/casualty insurance operations. The Assurant Group began operations in the building in July of 2003.

Assurant Group is a subsidiary of Belgian insurance giant Fortis, Inc., which operates in the field of insurance, banking and investments, with assets of more than $400 billion.

WILLIAMS-SONOMA, Inc.

When Williams-Sonoma decided to expand it Catalog Order Center operations, The Tapp Development Team was chosen for the duty. Oklahoma City was selected as the site for this facility that provides catalog order services for the corporation's concept catalogs including Pottery Barn, Gardener's Eden, Hold Everything, and Williams-Sonoma.

In order to meet Williams-Sonoma's schedule for project completion, The Tapp Development Team's expertise in delivering fast track projects on time and within budget was put to the test. This 36,000 s.f. build-to-suit project was completed, from lease execution to going "live" in 5 months including facility design and construction. This project was a complete real estate development from the ground up including coordinating base building and interior architecture, construction, permanent financing, leasing and management. The Williams-Sonoma Catalog Order Center features administrative offices, 400 workstations, an employee training area, employee lunchroom, and computer data center.

THE SPIEGEL GROUP

In 2001, Tapp Development and call center architectural firm, Farrington Design Group, collaborated on a 25,000 s.f. call center project located in scenic Saint George, Utah. This call center was planned as a financial services facility for The Spiegel Group's credit card division, First Consumer's National Bank.

The building was designed around a 220-seat open office environment utilizing simple rectangular forms to enclose space.  The design applied tilt-up concrete construction to provide a structurally sound and economical shell for the building. With a dramatic entry way, the exterior was finished to fit into the natural landscape of the Utah Mountains.

With a team effort, we were able to deliver an economical building that exceeded the client's functional requirements while complimenting the natural environment of Saint George, Utah.

LUFTHANSA AIRLINES

With recommendation from one of the call center industry's leading site consultant groups, Tapp Development was chosen by Deutsche Lufthansa AG to develop its call center facility in Petersborough, Ontario, Canada. Deutsche Lufthansa AG is a wholly owned subsidiary of the Lufthansa Group, one of the world's largest airlines.

The Deutsche Lufthansa AG facility is 25,500 s.f. and represents one of the smaller buildings in the Tapp portfolio. The client's smaller size requirement and value driven approach demonstrates Tapp's ability to listen to the needs of its client and deliver the right solution. The building was constructed using tilt-up concrete panels, was delivered on time and began operations in July of 2003. The project encompassed all aspects of the development process.

RMH TELESERVICES - Yuma, Arizona

This 40,000 s.f. project is a complete real estate development, coordinating base building and interior architecture, construction, permanent financing, and leasing of the property.

The site is located on 32nd Street and East Main Canal running through Yuma, Arizona. Concrete tilt-up construction and attractively landscaped, this property will house RMH's outbound insurance sales office with all of the agents being licensed insurance agents.

The property features an 8/1000 parking ratio and comes complete with break room facilities, outdoor patio areas, and plentiful amenities.

BUGDET GROUP

The Budget car rental reservations center is 38,393 s.f. retrofit of a former Holiday Market supermarket located on the southwest corner of Lake Boulevard and North Market Street in Redding, California.

The retrofit began in early July 2000 and features an abundance of natural light and sleek surfaces.  Crews installed exterior windows facing North Market Street to take advantage of the available natural light.  The open office area boasts a geometrical design with the workstations placed diagonally throughout the space.  The center is further enhanced with training areas, administrative offices, a quiet room, telephone room and an internet cafe. Budget has planned additional expansion room for this facility.

RMH TELESERVICES - Harlingen, Texas

This project is a retrofit of a building formerly known as the Aloecorp at 2014 E. Harrison Street, Harlingen, TX. This Building features a total of 53,666 s.f. including a floorplate of 47,666 on the first level and an additional 6,000 s.f. of offices on an upper level.

Tapp Development Corporation planned and executed a state-of-the-art retrofit of this facility, including training rooms, break rooms, smart room, executive offices and a minimum of 8/1000 parking ratio. Corgan provided the architectural retrofit design and Van Hoose Construction served as the general contractor.

CENTER PARTNER

Many challenges were presented in retrofitting and existing space for occupancy by Center Partners in Yukon, OK. The retrofit for this client accomplished several objectives including updating the building for a high-density office use, modernizing the interior for improved space utilization, and expanding the existing floor area.

Curvilinear architectural elements are open to the exposed ceiling creating a generous and free-flowing atmosphere. Rich jewel-tone colors were strategically placed for impact on accent walls and the furniture chosen is geometric and contemporary in design. A raised access floor is in place to accommodate cable distribution.

Expanses of glazing were added to employ natural lighting, while indirect lighting accomplishes glare reduction in the technology center. Distinguished light fixtures illuminate the facility throughout. The overall feel exudes energy, inspiration, and employment, without overpowering.
